The group that I attend has adopted the motto of "Best Product Best Price". That is exactly what I do.

I do my best to provide the tenant, the best living space for the best price.

List Your House for Free

If you are a Real Estate Investor and are a member of a reputable mentoring group, you can list your house on this website at no charge. I am a web site designer and a investor, so when I ended up with 3 houses for rent in December 2009, I created this site to help move my houses. Of course I still use the old standbys, a sign in the yard, bandit signs and the Greensheet, but this site really help with the calls. About January 19th I started receiving anywhere from 15 to 25 calls a day. It was not possible to answer all of the calls, so I left the website link on my voice mail message and printed it on my yard sign flyers. With this, the shoppers could just go to the web site and view all my houses and download an application. This eliminated a lot of the junk calls also. And I had a lot of those.

The reason I only offer this site to members of a groups I know about is that I know they all try to adhere to the philosophy, "Best Product Best Price". An that is all I am interested in listing here. And don't let the "Purchase" part in the domain name fool you. This site is geared toward rentals. That word is in there strictly as a internet search marketing tool.

What's in It For Me?

Its very simple. When I have a vacancy, the more traffic I have, the better chance I will turn mine faster. Also I do run some advertising that pays a minimal amount based on click through ratios. So if you have a vacant property that you would like to list, all you have to do is email me at dwd@PurchaseRentHouse.com and request a listing. If you are a verified as member of a group, you would just send a description, pictures and any contact information you want to list. After the house rents, just email me and I will take it off line. 2009 - 2010 "Investors Dream or Landlords Nightmare?"

We have been purchasing single family houses since 2006. That was during the height of the Real Estate bubble. Prices were high, rents were up. Not the best time to buy a rent house. Especially right before one of the worst housing crashes in U.S. history. All the information I discuss here is strictly from my experience and viewpoint. Though I do follow mentors and experienced investors, I probably strayed off path a few times, which can make or break a real estate investor. I am grateful to say, that I am still in the game and could come out in very good shape when market conditions change directions and peak again. Real estate investing can be one of the most forgiving types of investing, allowing for many mistakes along the way. Which I try to minimize all the time.

Foreclosures, Occupancy and the "Magic Number"
Now we turn to the latter half of 2009 and the first half of 2010. The deals are unbelievable! But the problems are also compounded, due to the economy, jobs and the entitlement mentality. I started losing tenants late 2009 and early 2010. Most were cases of tenants over extended just like everyone in the foreclosure mess. A big percentage have moved in with family or friends. The reason i know this is to be a fact, is that in a market with massive foreclosures, rent normally would go up along with occupancy. From what I see, the what I call "Magic Number" has gone down about $50.00 per unit for SFH (Single Family Houses). So if you are turning a unit, it may not be a bad idea to consider 6 month leases so you are not stuck in a lower rent for a year. One thing that is a must is to do anything to avoid writing a lease that renews anywhere from November 15th to January 15th. That is down right scary! The phone go silent and panic may set in.

As I sit here now, it is February 3rd 2010 and I ended up with 3 empty houses in December 2009. The phones were silent in December, starting ringing in January but with no serious lookers. Then all of the sudden, after January 18th which was a holiday and a Monday, the next day, January 19th the phone was on fire. I got all 3 of my vacancies lined up for rental all in one day. What is the explanation? Uncle Sam's Yearly Tax Refunds started hitting mailboxes Tuesday January 19th.

I have been in the slow lull periods before and panic used to set in. But now I know how to remain patient. Of course you don't want to hold out for an extra $25.00 a month for a few months. That's letting the pennies get in the way of the dollars. If you carry a house for 2 months at $1000.00 each, that's $2000.00. So if you go down even $50.00, and rent it out while only carrying the note one month, you come out $400.00 ahead of the 2 month carry scenario.
